Signs Your Roof Needs Attention

What to look for from the ground, from the attic, and after a storm.

From the Ground

Look for curling or cupped shingle edges, missing tabs, dark patches where granules have worn away, and sagging along the ridge or between rafters. Granule buildup in gutters is a normal sign of aging but heavy accumulation suggests the surface layer is wearing out.

From the Attic

On a bright day, look for daylight through the decking. Check for water staining on rafters, damp insulation, and any musty smell. Poor ventilation shortens roof life and often shows up as condensation on the underside of the deck.

After a Storm

Hail damage often is not visible from the driveway. Bruised shingles, creased tabs from wind uplift, and dented vents or flashing are common. Many insurance policies have time limits for filing, so an inspection soon after a major storm is worth scheduling.

Repair or Replace

Localized damage on a roof with years of life left is usually a repair. Widespread granule loss, multiple leaks, or a roof near the end of its expected lifespan usually points toward replacement. A professional inspection is the fastest way to decide.
